The whole truth about this typical Venetian apartment-studio (read as well the notes at the end!!):
it is very small and located on the ground floor, so unfortunately it is not very bright. But you'll have to be out all day and to return only at night to sleep, it is not so?!
The location is fantastic, reached quickly walking from Piazzale Roma (5 minutes) or from the train station (10 minutes), in a beautiful area of Venice, a few steps from Campo Santa Margherita, one of the widest and most brilliant places in town, where there is a supermarket. There is also a bread, cakes, food and coffee shop at few steps :-)
Also you will be in 3 minutes at the Monumental Church of the Frari, and from the end of our Calle you can see the Scuola Grande di San Rocco. It will reach Rialto and San Marco with a short walk (or you can take the vaporetto to San Tomà, few minutes walk).

You will find EVERYTHING you need for a fantastic, romantic and cheap holiday in Venice:
a well equipped kitchenette, with 4 burner gas stove, microwave, toaster, kettle;
a king size bed, really comfortable;
a new bathroom with large shower, soap, shampoo, hair dryer;
towels and bed linen;
air conditioning, wifi (FIBRA 1000), TV!
With this price can you ask for more?

PLEASE NOTE:
- THE COST OF FINAL CLEANING (Euro 20,00) AND THE CITY TAX (Euro 4,00/person/night for max 5 nights, 50% children 10-16 YO) ARE NOT INCLUDED IN THE PRICE OF RENT AND HAVE TO BE PAID BY CASH AT THE ARRIVAL.
- With reference to ARRIVAL TIME and in case of DELAY, please refer to the points 1 and 2 of House rules. After 8pm arrivals with reception have an extra fee to pay. In case of self check-in, the guest will have to follow the instructions we will provide about sending the identity document and paying for cleaning and tourist tax
- During the winter there is the typical bulkhead at the door entrance, essential to protect the house from the "hight water" phenomenon (read point 5 of House rules)

HOUSE RULES AND CITY OF VENICE REGULATIONS ABOUT CITY TAX, GARBAGE REMOVAL AND HOURS OF SILENCE
1) CHECK-IN/OUT TIME
Arrival/Departure times must be agreed on in advance.
ARRIVAL with reception included in the price of the rent is between 02:00 pm and 08:00 pm. After 08:00 pm arrivals with reception are subject to an extra fee: Euro 10,00 by 9:00 pm - Euro 20,00 between 9:00 and 10:00 pm - Euro 25,00 after 10 pm. Usually we do not accept arrivals with reception after 11.00 pm, but self check-in is possibly available. In this case the guest undertakes to provide the documents and pay the amounts due upon arrival according to the instructions that will be provided. CHECK-OUT by 11 am
2) DELAYS
If the guest is in large delay on the agreed time, we can't guarantee the presence of our staff, who may have other commitments arranged. In that case, we will return to check-in as soon as possible. In case of further delay on arrival at night, after 11:00 pm, we are unable to guarantee check-in with reception. In this case, if possible, a self check-in will be organized with a keybox and the guest undertakes to pay the amounts due upon arrival according to the instructions that will be provided.
3) MODE-ARRIVAL
Upon arrival in the accommodation all Customers are required to provide a passport or identity card for registration and to sign a Rental Agreement and the Privacy Policy as required by Italian law.
4) EXTRA COSTS
The price of the rent paid through the website doesn't include the final cleaning (Euro 20 – the price is clearly marked also in the ad) and the City Tax that must be paid BY CASH at check–in.
The City Tax imposed by the Municipality of Venice is of a variable amount depending on the type of accommodation and not exceeding 5 nights. For this apartment it is Euro 4/night/person. Children from 10 to 16 years old pay 50% of this tax.
5) BULKHEAD
During the winter, or anyway in the presence of "a very strong high tide alarm", in order to protect the apartment and the Guests themselves from the Venetian phenomenon of “High Water", Guests will have to step over an immovable watertight protection (bulkhead) which will be placed in front of the door . The customer should be aware that this is a necessary precaution in a city with this particular problem and the presence of the bulkhead cannot be a reason for complaint.
6) CLEANING AND GARBAGE REMOVAL
At departure it is the guest's duty to leave the kitchenette tidy washing their own dishes. Also, DUE TO THE PARTICULARY WASTE COLLECTION OF THE CITY (there aren't containers and the bags must be deposited EARLY IN THE MORNING on the point of district), THE GARBAGE REMOVAL IS NECESSARILY RESPONSIBILITY OF THE CUSTOMER. Detailed information will be provided at the arrival.
Any contravention of this procedure may be penalized.
7) CONDOMINIUM REGULATIONS
All the rules of the condominium property must be observed and especially to not disturb other families and avoid loud noises between 01:00 pm and 03:00 pm and from 10:00 pm to 08:00 am (See City of Venice Urban Police Regulation) . In the event that the regulations are not respected, guests can be asked to vacate the apartment without a refund.

Ho iniziato questo lavoro più di 10 anni fa, un po’ per caso, con un paio di appartamenti, poi tre, poi quattro…e via via che il lavoro aumentava mi appassionavo sempre più.
Oggi sono completamente assorbita da questa attività cui dedico la quasi totalità del mio tempo, occupandomi di tutti gli ospiti in prima persona.
