The apartment is one block from the ocean, in the heart of San Juan del Sur. It is furnished for long term stays and is close to restaurants, bars and shops. The market, public transportation and other amenities are two blocks to the south.

Rent includes double occupancy, water and Wifi . Electricity is extra and averages between $25 and $29 per month. Heavy A/C use will increase this. Please note that we are in the process of installing new A/C units whcih will reduce costs.

The space
Unit A is located on the ground floor, in a four-unit building. It consists of two rooms: An 11 ½ X 16' living-kitchen and an 11 X 15 bedroom with an ensuite bathroom. Each room has a ceiling fan and there is A/C in the bedroom. Rent includes occupancy for a maximum of two people.

Water and Wifi are included in the rent, but electricity is not. Each apartment has a separate electric metre and charges are based on what you use . Paymnets are collected by the Property Managers on a monthly basis.

The kitchen has a fridge and stove and is furnished with dishes, pots, pans, cutlery, small appliances and a microwave and television. Linens and towels are provided and a small selection of unique items such as blenders, rice cookers, beach towels and beach mats can be requested from the property manager. Housekeeping can be arranged for a nominal fee.

SECURITY: The apartments are located in the heart of San Juan del Sur, on NIC-16, the road coming into SJDS, Nicaragua, from the east. San Juan is quite safe, but to protect tenants, and the building, there is a locked entrance gate at the street front, leading into a hallway and the entrance to the patio-garden and apartments.

The patio entrance gate has a keyed lock pad lock and the code is changed regularly. All doors and windows are equipped with iron grates and locks so they can be left open to maximize airflow, including the front entrance door.

NOTE: The property is managed by a local Estate Agent. You can connect with them through their website or refer to the contact information in the check-in section of the listings. Extended stays can be negotiated with the owner at riorougeapartments or the Property Manager.

The apartment building is close to everything you need to get to, including the beach and the restaurant strip. The local market is a couple of blocks to the south and you can walk to the Maxi Pali which is about 15 minutes east on Nic 16.

San Juan del Sur, Rivas, Nicaragua

SJDS is small so evertyhing is within walking distance. The longest trek to the south is to the Marina and fish market which takes about 15 minutes. It's easy to find. Just walk along the Malecon, past Discover Real Estate and your destination comes into view. Actually the Marina can be seen from all aspects of the beach.

The longest trek to the north is to the Jesus Statue which is also about 15 minutes if you are walking along the beach. Heading east out of town, you may want to make a trip to the Pali (a Walmart asset) which may take 20 minutes at most.

Standard options, such as bicycles, scooters, motorcycles and car rentals are available, along with taxis, buses and private local transportation should you wish to venture out of town.

There are surfing beaches to the north and south of town that are worthy of a visit, and the Costa Rican border (by way of Rivas) is approximately 40 minutes by taxi or bus. A new border crossing is under construction and will cut the commute to the border down to approximately 20 minutes. Building has started at El Naranjo, south of Ostional, along the existing coastal road (the South Coastal Highway). You can pick up the coastal road just before you get into town. It is the only road heading south to Playa Hermosa, Yankee and Ostional.

The property is managed by Discover Real Estate which is located in San Juan del Sur, at the corner of Paseo del Rey (the road that runs along the beach) and the Avenida del Parque, which is the last street that runs from the hill to the waterfront at the Marina end of town.
