Simple mini studio for 2 guests (!! ->169 sq ft<-), a spot to rest your head/cool off the heat after a day at the beach or exploring SanJuan. Steps away to everything. FULL size bed, mini kitchen, wifi, Netflix, quiet AC, beach chairs, towels and a cooler, NO beach umbrella, a minute away by feet to bars & restaurants, 5 minutes by feet to Ocean park beach (literally). Street parking: it’s possible to find a parking on the street. No hot water in the SINKS NO BLACKOUT CURTAINS not a hotel

The space
Closet, kitchen cabinet and a kitchen counter. We added an extra “counter” - a wall mounted folding table. Basic cosy mini studio (!169 sq ft!) with a FULL size bed, AC inverter, wifi, Netflix, mini kitchen (1 element induction cooktop, mini fridge, microwave oven, coffee maker, toaster, see pics), bathroom: !!NO hot-hot water, it's not possible to adjust it, 3 options are available ONLY!: 1. warm-closer-to-hot; 2. warm and 3. cold water. NO hot water in the sinks, only cold water. A small table and chairs to sit outside, beach chairs, towels, cooler. First floor of a 2-floor unit. Shared main gate to the property: another listing Budget mini studio 2 is on the second (2nd) floor, has its own stairs to the floor.

NO EARLY CHECK INS OR LATE CHECK OUTS: our studios are cleaned any time between 11am and 3pm, there’s no exact time our cleaning person begins. Thank you for understanding.

NO LUGGAGE DROP OFF (nor BEFORE nor AFTER CHECK IN/OUT) there’s simply no space to put it, there’s nobody who can keep an eye on luggage. Thank you.

-Free street parking: yes, in general it's possible to find a free available parking on the street. No parking assigned to the apartment.

QUIET HOURS ARE 10PM-9AM STRICTLY THROUGHOUT EACH AND EVERY UNIT OF THE PROPERTY (3 units in total). LOUD LAUGHING, LOUD TALKING ON THE PHONE OR TO EACH OTHER, ADULT NOISE, YELLING, LOUD MUSIC AND TV which can be heard outside of the apartment FORBIDDEN. HOSTS RESERV THE RIGHT TO INTERVENE AND ASK GUESTS TO TURN IT DOWN ANYTIME. ALL GUESTS HAVE TO RESPECT EACH OTHERS REST AND REPOSE.

AFTER MIDNIGHT/LATE NIGHT CHECK IN:
Guests should book from previous day if they’d like to be checked in right away otherwise they have to wait till approximately 3pm because there’re other guests checking out at 11am (the apartment is simply busy at night.....).

CHECK IN PERIOD is from 3pm of Day A to 10.59am of the next day (Day B), so if a guest checks in ANY TIME during that period, especially night and early morning hours 1am 3am 7am 8 etc which is technically on the Day B, they have to book from the Day A and we’ll check them in at any time they’d like to, otherwise they should wait till 3pm of the Day B.

THERE’S NO ANY KIND OF DISCOUNT PROVIDED FOR AN EARLIER CHECK OUT:
There’s no any kind of discount provided if a guest wants to check out earlier, even if it’s at 11pm (same day), 2am, 5am etc instead of our regular check out time at 11am (especially if one of our listings is available only for 1 night) - the price is according to our calendar and is charged per minimum stay, not for an amount of hours, it cannot be reduced if a guest prefers to stay 35 hours only instead of 48 hours and is going to check out earlier than our regular check out time. We don’t rent any of our apartments for several hours only. The price can’t be reduced (discounted) on an amount of hours a guest would like/needs to check out earlier than our check out time.

NO EXCEPTIONS other than mentioned above. It’s useless to ask us again we’ll reply the exact same thing. Thank you!! ………………

Ocean Park is a nice neighborhood, lots of cafes/bars/restaurants are on McLeary and Loiza streets (1 min by feet) and in Condado area (15 min by feet from our apt). The beach and fantastic ocean are 4 short blocks (4min31sec) away, there are beach chairs and a cooler in the apt waiting for you. If you'd like to know smth in particular please feel free to ask. .............................................………v

We're Francesco&Yulia a couple which happens to live in Rome, Italy and Puerto Rico. Our passion is Italy, we both belong to it to some extent- Francesco is italian, Yulia (me :) is from Russia (that’s why I speak with a fancy accent) but my heart belongs to Italy. We love traveling, surfing, art (I’m a professional artist), animals: our dog's name is Bronislav (short - Brosha), 15 y.o. yorkie - our Elder Burrito is from Russia (with love:), and our cats names (~ 2 and 1 y.o. both were found in our backyard) are Marcello Mastroianni and Alain Delon - named after italian and french iconic actors. And of course we love food, especially italian.
