Fully-furnished condo unit for short and long-term lease is very very close to De La Salle University, CSB, UP Manila, St. Scholastica College, PCU, AdU, AU and other premiere universities in Manila and public transport means. You will love my place because of the location, the people, and the ambiance. My place is ideal for students and professionals working at nearby offices, companies and schools; local and exchange students attending OJTs and/or conferences, etc.

The space
The space is 24 sq. meters with kitchen, kitchen cabinets, toilet and partitioned bedroom is a newly handed over, fully-furnished property.

It is complete with Skycable with wi-fi, double-decker bed, window-type airconditioning unit, wardrobe and baby cabinet, dining set, sofa bed, 7.4 cu.m. two-door refrigerator and intercom.

Tired of studying? We don’t blame you. Studying is hard work and everyone needs a little down time. At Green Residences, we have game rooms to unwind it and shoot a game of pool, or play a board game with a friend. More into video games? Challenge your next-door neighbor to a HALO battle, with the loser buying pizza.

Want to have a party? Function rooms are available for end-of-class celebrations, birthday parties or just informal get-togethers. Need something for school? These rooms can even be used for school receptions or presentations.

If you prefer to work off your stress, we have a state-of-the-art gym at your disposal. Free weights and exercise machines are provided to make sure your body is a fit as your mind. There is plenty of room for yoga or Pilates with friends. Working out lifts your mood, clears your mind and makes you feel good. There are even studies that link exercise to increased brain function.

For those who’d rather dive into clear, cool water for their exercise, Green Residences offer lap pools to work out the daily hassles. Sometimes, just enjoying a seemingly endless expanse of blue water muffling the noise of the day as you do laps is all it takes bring everything back into perspective. Of course, if you would just like to unwind without the exertion, swimming pools and wading pools are at your disposal. There is even a kid’s area for the little ones to splash and giggle in.

Sometimes just enjoying a beautiful view is all it takes to create piece of mind. Located on the top floor of Green Residences is the Sky Lounge. Enjoy a drink with friends, watch the sunset or the lights of the city blink on and take a well-deserved break. Upscale living is about taking the time to put aside the pressures of the day and just enjoy being.

The green residence is a 50-storey building which is the tallest apartment located beside the Br. Andrew Gonzalez Hall, 1004 Metro Manila, Malate, Taft Avenue, Manila. The best part about accessing the apartment is that it is easy to get public transportation such as Taxi, FX, and jeepneys within the area. To add on that, LRT Vito Cruz Station is a walking distance from the apartments. The apartment is also a place of the academic hub it does not only focus on the students of College of St. Benilde and De La Salle University but also all the colleges that are within the environs of Manila. It is easy to go to Makati CBD from the apartments. There are various establishments within the environs of green residences such as University Mall, EGI Taft Tower and One Archer’s. Worried about where to get something to eat? The apartment has various restaurants, international and local fast food chains, Cafes and stores such as Zuppa Cafés, Starbucks, Mushroom Salpicao, Figaro, Sinangang Express and Zark’s Burger. There are also many hospitals near the apartment. Some of the hospitals are San Juan De Dios Hospital, Medical Center Manila, and Ospital ng Maynila. On Taft Avenue in Manila, just steps from De La Salle University, stands a 50-story building of green and white. With 24-hour security, close circuit security cameras, and private entrances bypassing the shopping area on the first floor, you can be sure that your precious child is a safe as they can possible be. In addition to safety, Green Residences is a stylish and upscale place to live. With the amenities of a five-star condo complex, the tropical theme of the building brings luxury to the living spaces, while allowing the residents the convenience an urban location. While we start with safety, Green Residences employ 12 elevators to service the 42 floors of living space. We have back-up power for all the common areas, the refrigerators and one light in the units in the event of emergencies.

Even outside, safety was a concern. Taft Avenue is one of the busiest thoroughfares in Manila. Green Residences took this into consideration during planning and construction, by placing the building close to LRT stations. Residences can hop on the transit system and get to anywhere without having to dodge traffic. Just west of Green Residences, is the Vito Cruz Station on the LRT. From there it is a short ride to either the Manila Zoo or Arellano University. A few more stops will get you just about anywhere you want to go in the city, either by staying on the LRT or transferring to the MRT. Living at Green Residences means you can go without a car to most places. However, if you do want your own means of transportation, Green Residences offer seven levels of parking for your vehicle.

Taft Avenue has a lot to offer for entertainment and Green Residences’ location maximizes these opportunities. Want to spend an evening at the Star City Amusement Park? Just take a short transit ride. How about shopping at Harrison Plaza? With 200 plus shops, Harrison Plaza has something for everyone. Don’t want to go that far? University mall is around the corner. And after shopping, why not grab something to eat. Taft Avenue also provides a wide range of restaurants, cafés and coffee shops with something that caters to everyone’s taste buds.
Take another transit ride and see a sports game at Rizal Memorial Sports Complex. Built in 1934, it has facilities for swimming competitions, martial arts exhibitions and baseball games, as well as tennis and boxing matches. Looking for a football (soccer) game? Across the street from Green Residences lies De La Salle University, also known as DLSU. Founded in 1911 by the Brothers of the Christian Schools, DLSU offers degrees from certificates in your chosen field to Doctoral programs, and is one of the premier universities in the Philippines. As part of DLSU, the College of St. Benilde and St. Scholastica’s College are nearby and within easy walking distance from Green Residences. St Benilde started out as a night school to allow working men and women to earn their degrees, and now offers programs in Hotel Management, Design and Arts, and Management and Information Technology, just to list a few. The college also offers continuing education programs, allowing students of all ages to learn and grow in their chosen areas. St. Scholastica’s College came into the DLSU family after it was established as a women’s college in 1906. Five German nuns opened the facility to give the children of Manila, particularly girls, a religious education. Now that it is a center for higher education, it still caters to women. In the areas of music, art and design, however, men are allowed to attend.

There are so many reasons why Green Residences is the home of choice for our residents. Less than 100 steps to DLSU Manila (actually it is integral to the DLSU compound). No need to commute for DLSU Main and DLSU-CSB students. It is literally sandwiched by Taft Ave./LRT upfront and DLSU building on all other sides.

It is near to the arts and culture centers (Cultural Center of the Philippines), amusement park (Star City), picnic parks (CCP Complex), the Manila Bay baywalk jogging area, the Manila Zoo and Botanical Garden, sports stadiums (Rizal Memorial Track and Football Stadium; Ninoy Aquino Stadium), restaurants and fastfood shops (Zark's Burgers, 8065 Bagnet, KFC, McDonald's, Jollibee, Kenny Rogers Roasters, Tropical Hut, Sagano Japanese Restaurant, Slice and Dice, Plato Bar and Restaurant, Yellowcab Pizza, Mang Inasal, among others); coffee shops (Starbucks, Seattle's Best Coffee, Grillnuts Cafe, etc.); sports centers (Elorde Boxing Gym, Rizal Memorial Stadium); banks and ATM machines (BDO, UCPB, BPI, RCBC, etc.)

The Philippines is home to among the most hospitable people in the planet but it is better to be safe than sorry. In order to have memorable stay in Manila, you are advised to take note of the recommendations below:
1 – During your arrival from NAIA, do not attempt to experiment commuting via jeep, train, bus, etc. especially that you have luggage in tow. Keep all your valuables in a bag that is always attached to your body (e.g. backpack). It is best to take the metered airport taxi and tell the driver that your final destination is “SMDC GREEN RESIDENCES along DLSU TAFT AVE., MANILA”. All taxi drivers know the landmark DLSU Taft Ave., Manila. Do not appear as if it is your first time in Manila. If asked by taxi drivers and anybody, tell them that you have been in the city several times
2 – Once you settled in and kept all your valuables in you Green Residences Unit, on your first few days, have a short walk around the area to check where the nearest services are like laundromats, grocery/convenience stores, nearby train stations learn, etc. You may also ask for the assistance of friendly Green Residences security guards and concierge personnel for help. Do not ask for assistance from strangers you cross path with.
3 – Learn to commute once you know your area already. For taxi fare, minimum is PhP40 but due to traffic this price can balloon heavily at times. The estimated taxi fare from NAIA to DLSU Manila/Green Residences is PhP200-250 (regular waiting time in traffic already considered). For jeepney fare, you pay only minimum fare of PhP8.00 (eight pesos) if you will go to a location close to Green Residences so it is handy to prepare exact change. For LRT or MRT fare, the fare is around PhP20-30 but if you can check the actual rates with tellers or posted fare matrices at train stations. Please note that LRT and MRT can be very crowded during rush hours. If you are not used to this, do not attempt to ride the MRT or LRT during these times. For ladies, LRT/MRT has ladies’ cars so be sure to stay at that section.
4 – When riding taxicabs, always note the plate number of the car. It will help you later in case of possible complaints with the local police/authorities for untoward incidents, if any.
5 – Stay alert. In all major cities worldwide, danger lurks so do not go to areas you are unfamiliar with.
6 – Enjoy your stay in Manila. It has many tourist and party spots. Just check these and check fare cost and entrance fees (as applicable) going to these places on-line. Bring only enough amount of money whenever going anywhere in Manila.
7 – Whatever your nationality is, you will find your country’s cuisine in Manila. Check how to get to your favourite restaurant/s online before going. Otherwise, try local food. You will like it.
8 - Manila has the largest shopping malls in Asia (SM Mall of Asia which is nearest to Green Residences among all SM branches, SM Megamall and SM North EDSA). Be sure to experience going to any of these.
