Why are taxes being withheld from my payouts for listings in India?

Effective October 1, 2020, Airbnb is obligated to deduct 1% of the gross earnings of hosts who are residents of India, and remit these funds to the Indian tax authorities, per section 194-O of the Indian Income-Tax Act.

If the Indian host has not provided their PAN to Airbnb, we are required to withhold tax at the rate of 5%. Please note, any funds that have already been withheld and remitted to tax authorities are unable to be returned by Airbnb. PAN refers to Permanent Account Number, a ten-digit alphanumeric number, issued by the Income Tax Department of the Government of India, to ​any person who applies for it or to whom the department allots the number. For more information, visit the Income Tax Department’s website.

To ensure that the 1% TDS rate applies and that taxes withheld are available as a credit to you, please update your PAN.

Whose PAN should I provide?

Please provide the PAN of the taxpayer that is reporting its Airbnb host earnings in its income-tax returns.

How often would the taxes be remitted to the tax authorities?

Taxes withheld will be deposited with the tax authorities monthly.

Should I expect to receive a tax form from Airbnb?

Tax certificates are sent to the email address associated with your Airbnb account. These forms are emailed quarterly. You should receive them by the following dates:

  • April - June: August 15th
  • July - September: November 15
  • October - December: February 15
  • January - March: June 15

What do I do if I do not receive a tax certificate (Form 16-A)?

If you did not receive your tax certificate, verify that your PAN has been added to your Airbnb account. Once your PAN is updated, the 1% TDS rate will be applied to your next payout and all payouts after. Any additional taxes withheld will be available as a credit. Your tax certificate will reflect any credit amount available. These certificates will be sent to the email address associated with your Airbnb account.

I am an individual and my earnings do not exceed INR500,000 in a fiscal year. Why are taxes being withheld from my payouts?

Earnings vary per host, per fiscal year. While it is impossible for us to determine which hosts would qualify for exemption, note that all TDS deducted will be available as a credit when you file your income tax return, provided your PAN has been submitted to Airbnb.

I am not the property owner of the listing. Is this applicable to me?

TDS applies as long as you are an Indian resident host earning income from your Airbnb listing(s).

I do not reside in India but I have listings in India. Is this applicable to me?

TDS does not apply if your country of residence is not India.

Problems verifying PAN

If your PAN number isn't successfully verified by the Indian tax authorities, the higher withholding rate of 5% will apply. Be sure your PAN has been submitted to Airbnb, and verify you have a valid PAN
